The first step to quickly selling a property is to have all the necessary documentation put together. It may seem simple, but in reality it is important that the seller has with him the Land Registration Certificate, Land Register, Use License, Property Plan, Energy Certificate and financial documents, in case he has contracted a mortgage, at the time the house is announced.

These are the documents indispensable to any real estate transaction:


From the owner:

- Identification Document (Citizen Card)

- Commercial Registration Certificate (if the property is owned by a company)

- Identification document of the representatives of the company (again, if the property is owned by a company)


From the property:

- Permanent Certificate of Land Registry

- Building Booklet

- Scripture 

- License to Use

- Property plans, storage room, garage, location, annexes

- Energy Certificate

- Housing Data Sheet (only for properties after March/2004)
